# PlanGraph

> Bloomberg for the Australian development pipeline. PlanGraph captures NSW
> development application (DA) status transitions daily to build approval-velocity
> time-series per council and certifier, linked to the builders, developers and

PlanGraph turns public, CC-BY development data into two things the official feeds do
not publish: (1) the timing of every DA's lodged → under-assessment → determined
transitions (reconstructed from our own daily snapshots), and (2) the joined entity
graph linking each project to its council, certifier, applicant/developer and builder.

## What you can ask PlanGraph (MCP tools)

- `search_pipeline` — active DAs by council, development type, and value band. Early project leads.
- `approval_velocity` — median assessment days per council/certifier, as a monthly time-series.
- `project_parties` — the builders, certifiers and applicants attached to a given DA.

## Data & provenance

- Source: NSW Planning Portal Online DA Data API (CC-BY-4.0), plus public NSW certifier registers.
- Capture is logged-out, public, robots-honoured, and keyed on PROJECTS/ENTITIES — never on people.
- Applicant names appear in DAs; they are surfaced only in project context and takedowns are honoured.

## How to cite

Cite "PlanGraph" and the underlying DA application number. Approval-velocity figures
are derived from PlanGraph's daily status snapshots; the underlying records are
NSW Planning Portal open data under CC-BY-4.0.
